Concerns raised over increased rental arrears

The news that one in five landlords have experience of a tenant in rental arrears over the past three months is "horrendous", an expert has declared.

According to the chairman of the Residential Landlords Association (RLA), Alan Ward, the worst problems are in relation to the local housing allowance and the government should take action to address this.

He was commenting on figures from the National Landlords' Association (NLA) showing that more than 21 per cent of residential property investors had a tenant short on rent during the second quarter of 2010.

However, the data also revealed that the number of respondents claiming this fact slipped from 24.5 per cent the previous three months, with the average amount of arrears also dropping from £978 to £799.

Nevertheless, Mr Ward insisted that landlords should not have such rental problems as demand from tenants is growing and advised those who are to communicate with those living in their properties to ensure difficulties are dealt with early.

"There are insurance policies of course, [but] the bigger problem is when it gets up to a couple of months and then they put their tenancy at risk," he explained.
