Situation for long-term landlords "has never been better"

The situation for existing professional landlords "has never been better" than it is now, one expert claims.
LettingZone managing director Mark Garner points out interest rates are currently at their lowest ever rate and cash flow for properties purchased some time ago is "looking really good".
However, he warned the rental market has been much harder for those who have entered the sector over the past three years, as the downturn has significantly impacted upon their investments.
"If they were reliant on capital growth, they have desperately got problems," Mr Garner said of such people, adding that many had failed to "do their numbers properly to start with" and had not got the levels of capital growth they expected.
Those landlords seeking insurance for buildings are advised that new figures from IVA.com revealed the number of landlords seeking debt guidance rose by 53 per cent this month, with typical debts of between £163,000 and £201,000.
