Landlords 'will have a good year in 2010'

This year will be a "good" one for landlords in the UK, with more properties and tenants coming onto the market, one expert has forecast.

According to upad.co.uk chief executive officer James Davis, housing demand will increase during 2010 with more people forced to rent because of tighter lending conditions and a lack of job security.

"It is the smart people that are renting because it is reacting to a flexible working lifestyle," he declared, adding that it provides tenants with the opportunity to upgrade easily and they do not have to worry about repairs.

Mr Davis predicted a "good year for landlords", as the stigma associated with renting has waned, something that may interest those seeking a UK insurance policy.

A recent study from the Association of Residential Letting Agents revealed that the high cost of properties is deterring many buyers and that 41 per cent of its members reported that the number of tenants outstripped available properties during the fourth quarter of 2009.
