Landlords who are "cash-rich" have been advised by an expert that now is a "good time to get into the market".
According to the owner of LettingZone.com, those who "understand the market" should look at buy-to-let terraced properties rather than flats and "buy at the right price" from auctions or keen sellers in order to be successful.
Mark Garner explained that home buyers will start to make purchases if rents stablise and they are able to secure a deposit.
However, he added that now is a good time for property professionals as rents have risen over the past couple of years.
Mr Garner's remarks follow the release of a report by the Association of Residential Letting Agents, which indicated that rental yields have started to even out as oversupply falls across the UK.
The data also showed that the number of new tenancies is rising, with 83 per cent of members signing up ten or more agreements in the past quarter, up from 79 per cent for the previous three months.
