We are able to provide you with a bespoke Let Property Insurance Policy covering all the requirements of the discerning Landlord.
The cover is available to both landlords who are members of their Local Authority Accreditation Scheme and non members. The scheme has been recognised by the National Executive for Accreditation because of its wide-ranging cover and competitive terms and a number of Local Authorities throughout the UK are now supporting this facility.
Principle Features of the Insurance Scheme.
- 'All Risk' of loss or damage cover including subsidence subject to £100 claims excess (increased to £1000 for subsidence)
- No restriction on type of tenant i.e. Students, DSS, Asylum Seekers, Professional.
- Loss of rent for up to twelve months.
- Malicious damage by tenant
- Arson cover whilst unoccupied.
- Up to 90 days standard policy cover for unoccupied properties subject to usual precautions i.e. weekly visits, disconnection of mains services (drainage of water systems from October to March inclusive) and doors locked and windows securely closed. Quotations can be provided for unoccupancy over 90 days upon request.
- Property Owners' Liability cover up to £2,000,000 indemnity at any one accident.
- Legal protection to cover costs incurred in defending your legal rights on such matters as Personal Recovery / Eviction Orders / Letting Rights / Tenancy Agreements.
- Contents cover available.
- Loss of metered water up to £5000 any one loss.
- All sums insured are 'index linked' to inflation.
- Any visible signs of cracking which may suggest subsidence damage should be declared as soon as possible to prevent any misunderstanding as to when such damage may have originated.
- The interest of any Bank, Building Society or other lender can be noted and any special requirements can usually be met (e.g. completing forms, etc.).
